ELECTION EDUCATION
Ensure a fair election, no voter suppression. No more “eliminating votes” and interfering with elections to keep existing Board members in power who focus on the interests of a few, original owners.

TRANSPARENCY & GOOD GOVERNANCE
Ensure transparent, balanced decision-making benefitting the majority of residents, not just a few original owners. No more “this is how we’ve always done things” and “I’m tired of addressing this issue over and over again” comments from current Board members, whose decision-making is motivated by retaining power and control over the building for the benefit of a few original owners.

INCREASE PROPERTY VALUES
Make decisions that increase property values for all owners, not just original owners. Remove the rental cap. Proactively address maintenance issues the building ultimately responsible for (e.g. elevator functionality and safety, HVAC functionality, plumbing functionality, etc.). Pursue interior design upgrades and amenities that drive value.

COMMUNITY & SAFETY
Prioritize the voice of the majority of residents with regards to amenities, events, and personal/property safety. Ensure functioning, safe elevators. Develop a proactive, resident-driven strategy for managing parking garage issues. Revisit building security and privacy measures.
INCREASE PROPERTY VALUES
REMOVE THE RENTAL CAP: The HOA Board ensures all owners are given a fair opportunity to rent out their unit. Certain requirements, guidelines, and fees can be established to ensure the building doesn’t become an investor-owned building.
PROACTIVE MAINTENANCE: The HOA Board and building management ensure preventive, thorough maintenance of units, common areas, HVAC, plumbing, etc.
DESIGN & AMENITIES: The HOA Board takes a proactive approach to interior design, landscaping, and amenity upgrades that improve the resident experience and curb appeal of the building.

Professor Ozdogru has participated in many building meetings and believes there is opportunity for more transparency and governance in how our building is managed.
